We provide comprehensive analysis of building materials and assemblies, with a focus on performance, deterioration, and failure mechanisms. Our investigations examine water migration, thermal movement, façade distress, structural interaction, and construction deficiencies through both field-based diagnostics and laboratory-informed methodologies.
We study how buildings are constructed, their lifecycle, and why they fail. Then, by integrating material technology, building pathology, and forensic evaluation, we derive evidence-based conclusions that guide repair design, restoration strategies, and long-term building stewardship. Our approach combines decades of hands-on experience with a deep understanding of material performance, environmental forces, and construction practices across New York City’s building stock.
The projects presented in this section are case studies chosen more for the questions they raised and lessons we learned, then for their outcomes alone. Each offered an opportunity to examine how materials behave over time, how construction decisions reverberate decades later, and how seemingly small technical choices can shape long-term performance. We found these investigations instructive and, in many cases, revealing; worth sharing as a way of contributing to a broader, practice-based understanding of how buildings work, and how they fail.

Our expertise includes code strategy, ADA and life-safety compliance, fire-resistance detailing, performance requirements, structural, and coordination with MEP systems.
In addition to serving as the primary design consultant, we frequently act as the Architect of Record for other designers. We provide structural engineering services grounded in deep experience with concrete, steel, masonry, and hybrid systems across New York City’s most demanding building types. Our work spans parking garages, PIPS-regulated structures, plazas and podium slabs, building modifications, and large-scale repair programs performed in fully occupied environments.
Our approach integrates condition assessment, structural analysis, material evaluation, and phased construction planning to address deterioration, load deficiencies, corrosion, water infiltration, and serviceability issues. We design targeted repairs to slabs, beams, columns, foundations, and framing systems, and we execute structural upgrades required for renovations, reconfigurations, and changes of use.
We regularly coordinate structural scope with façade stabilization, waterproofing assemblies, drainage improvements, green roof installations, ADA modifications, and Local Law 11 repair programs. Our expertise in roofing and waterproofing is built on decades of direct field experience, installing, repairing, and assessing a wide range of systems before transitioning into architectural and consulting practice. We work across all major roofing and waterproofing assemblies, including Hypalon, EPDM, modified bitumen, asphalt and rubberized asphalt membranes, hot- and cold-applied fluid systems, and protected or inverted assemblies. Our scope extends to terraces, plazas, podium decks, and green roofs, including the technical, regulatory, and administrative requirements that accompany them. This includes structural loading, drainage, root barriers, growing media, stormwater retention, and DOB/LPC filing protocols.
We diagnose façade and roof leaks, evaluate drainage and detailing, and design targeted repair and replacement programs. Our construction oversight ensures that installations follow best practices, meet performance goals, and address the underlying mechanisms of deterioration.
